The Bergvliet Housing Stock

Bergvliet is unusually consistent. Most of the suburb went up between the late fifties and the seventies as single-storey family homes on generous plots, and that means the same handful of issues come up on street after street. If you have lived here a while you will recognise them: original steel window frames, long low boundary walls, wide fascia boards and a lot of plastered brickwork facing full afternoon sun.

The steel windows are the big one. Sixty-year-old frames rust from the corners and from behind the putty line, and the rust bleeds down the wall below in the orange streaks you see all over the suburb. Painting the wall without treating the frames means those streaks are back before the next winter is out. The frames need to be wire-brushed back to sound metal, primed with a proper rust-inhibiting primer and then top-coated.

The other Bergvliet constant is sun exposure. West-facing walls here take hours of hard afternoon light, and that is what drives the chalking and colour fade you see on the front of so many houses. Darker colours on a west wall will visibly shift within a few years no matter what you pay for the paint.

A Bergvliet Checklist Before You Start

  • Deal with the steel window frames before the walls, not after - rust bleed will stain fresh paint within one season
  • Wire-brush rust back to clean metal and use a dedicated rust-inhibiting primer. A universal undercoat over rust is not a repair
  • Check the putty around older steel frames. Perished putty lets water sit against the metal and the rust starts again from inside
  • Expect to wash off chalking on west-facing walls. Run a hand across it - if it comes away white, that surface needs sealing before topcoat
  • Think carefully about dark colours on the west elevation. They fade fastest exactly where the house is most visible
  • Fascia boards and barge boards weather badly here and are easy to leave off a quote. Check they are included
  • Boundary walls add serious surface area on a Bergvliet plot - have them measured, not estimated

What are the orange streaks running down under our windows?
Rust bleed from the steel window frames. It is the single most common thing we are called about in Bergvliet. The frames corrode, rainwater carries the rust down the wall, and it stains the plaster below. Painting the wall on its own just gives it a clean surface to stain again. The frames have to be taken back to sound metal and primed with a rust-inhibiting primer first, and then the wall below will stay clean.
Can old steel windows be saved or do they need replacing?
In most cases they can be saved, and it is far cheaper than replacement. Steel frames of that era were substantial and it is usually surface corrosion rather than structural loss. If a section has rusted right through or the frame has distorted enough that the window no longer closes, that one may need replacing - but that is the exception on a Bergvliet house.
Why does the front of our house fade faster than the rest?
West-facing walls in Bergvliet take a long, direct afternoon sun load, and UV breaks down pigment and binder over time. Darker and more saturated colours show it soonest. If you want a strong colour on that elevation, spend on a premium exterior product with good UV resistance, and accept it will still need attention before the shaded sides do.
What is the chalky white residue on our walls?
Chalking - the binder in the old coating has broken down under UV and the pigment is loose on the surface. It has to be washed off and the surface sealed with a bonding primer, otherwise the new paint is essentially sticking to loose powder and will peel off in sheets.
Do you paint the boundary walls as part of the house quote?
Only if you want them included, and we list them as a separate line so you can see the cost. On a typical Bergvliet plot the boundary wall can be a surprisingly large share of the total painted area, which is why we would rather show it separately than bury it in a single figure.
