Older Homes, Older Problems

A good part of Plumstead dates from the forties and fifties, and houses of that vintage come with features that need handling rather than simply painting. Steel casement windows, corrugated iron roofs, timber floors and ceilings, pressed ceilings in some of the older homes, and solid walls without the cavity construction you would find in a newer suburb.

The solid-wall construction is what catches people out. Without a cavity, moisture that gets into the outside face of the wall can work through to the inside, and without an effective damp course it also travels upwards from ground level. Both show up internally as bubbling paint and salt staining low on the wall, and both are made worse, not better, by sealing the outside with a non-breathable coating.

Ceilings are the other recurring Plumstead job. Older ceilings crack along the board joints, cornices separate from the wall as the structure moves, and previous repairs are often visible through the paint. It is all straightforward to put right, but it is filling and preparation work rather than painting, and it belongs in the quote as its own line.

The paint bubbles low down on our inside walls every winter. What is going on?
That is the classic presentation of rising damp in an older solid-walled house with no effective damp course. Groundwater moves up through the wall carrying salts, and those salts push the paint film off as they crystallise. It reappears every wet season no matter how carefully you repaint. The wall needs to be treated at source and then finished with a breathable system - repainting on its own will never hold.
Why do the cracks in our ceilings keep coming back?
Usually because they were filled rather than repaired. A ceiling crack along a board joint moves with the structure, so filler alone reopens. The joint needs to be raked out, taped and skimmed so the repair can flex. Cornice separation is similar - it needs to be re-fixed rather than just caulked and painted over.
Are our steel casement windows worth restoring?
