Low-Lying Ground and What It Does to Walls

Kirstenhof sits low, on sandy ground close to the Zandvlei catchment, and the water table here is higher than in the suburbs further up the slope. That single fact explains most of the painting problems we are called out to in the area. Where groundwater sits close to the surface, it moves up through masonry, and the paint at the bottom of the wall is the first thing to give way.

The symptom is consistent: a tidemark somewhere between knee and waist height, paint lifting or powdering below it, and often a white crystalline deposit on the surface. That deposit is salt carried up out of the ground and left behind as the moisture evaporates, and it is what physically pushes the coating off. Scrape it back, repaint, and it returns on the same line the following winter.

Sandy ground brings a second issue at the base of the wall - splash-back. Rain hitting bare sand throws it against the plinth, and over years that abrades and saturates the lowest section of plaster. Between rising damp and splash-back, the bottom half metre of a Kirstenhof exterior wall takes more punishment than the rest of the house combined.

What is the white powdery deposit on our outside wall?
Efflorescence - salts carried up through the masonry by groundwater and deposited on the surface as the water evaporates. It is a symptom of moisture moving through the wall rather than a problem in itself, but it is destructive to paint because the salts crystallise underneath the film and push it off. It has to be brushed off dry and treated, and the underlying moisture dealt with, or it comes straight back.
Why is it always the bottom of the wall that fails?
Two things acting together. Groundwater rises through the masonry from below, and rain splashing off sandy ground throws water and grit back against the plinth. The lowest half metre takes both, which is why it fails while the wall above it still looks fine. A dedicated plinth treatment plus attention to ground levels and drainage makes a real difference.
Can rising damp be fixed permanently?
It can be brought under control reliably. Depending on the wall, that may mean an injected chemical damp course, re-rendering with a salt-retardant system, or correcting ground levels and drainage where soil has been banked up over the years. What does not work is painting over it, and any contractor offering that as a solution is quoting you the same job twice.
Should the ground level next to the house be lowered?
Often, yes. Over decades garden beds and paving creep upward, and once soil sits above the damp course line the moisture simply bypasses it. Dropping the level back and improving drainage along that side is frequently the cheapest part of the fix and the one most often skipped.
How soon after the damp work can you paint?
The wall needs to dry out first, and that can take several weeks depending on the treatment and the season. We would rather build that wait into the schedule than paint early and have the finish fail. If the timing is awkward we will phase the work around it.
