Repainting a Meadowridge Bungalow

Meadowridge shares Bergvliet's era but not quite its character. The streets are more heavily treed, the plots slightly tighter, and there is a lot more painted face brick - houses that started life as bare brick and were painted somewhere in the eighties or nineties. Those properties carry a specific set of consequences that homeowners often only discover when they get a quote.

Painted face brick fails differently to painted plaster. Brick is porous and the mortar joints more so, and where moisture gets in behind the coating it pushes the paint off in distinct patches rather than sheets. Every repaint cycle you lose a bit more, and the patching gets more visible. It is manageable, but it needs a masonry-appropriate product and honest expectations about the cycle.

The tree cover is the second factor. Meadowridge streets carry good canopy, which is lovely to live under and hard on paintwork. Leaf litter blocks gutters, shaded elevations grow algae, and the damp shows up first along the top of the wall where the gutter has been overflowing quietly for a couple of winters.

Points Worth Checking on a Meadowridge Home

  • Inspect the gutter line before quoting exterior work. Overflow staining along the top of a wall is a repair, not a paint issue
  • On painted face brick, check the mortar joints. Failed pointing lets water in behind the coating and no paint will bridge that
  • Use a breathable masonry product over brick so trapped moisture can escape rather than blowing the coating off
  • Wash down the shaded elevations with a fungicidal treatment - under canopy, algae returns fast if it is only rinsed
  • Check the fascia and barge boards on the pitched roof. On homes of this age they are often timber and often overlooked
  • Carports and covered stoeps have their own surfaces and are easy to leave out of a quote by accident
  • Look at the ceilings inside before painting. Cracked cornices and hairline ceiling cracks are common in this housing stock and are cheaper to fix while the team is on site

Meadowridge Painting Questions

Our painted face brick is flaking in patches. What causes that?
Moisture getting in behind the coating, usually through the mortar joints. Brick and mortar are porous, and where water finds a way in it works the paint off from behind in patches rather than peeling it in strips. The fix is to repoint any failed joints, take the loose coating back to a sound edge, and recoat with a breathable masonry product that lets residual moisture out instead of trapping it.
Can we get back to natural face brick?
Realistically, no. Stripping paint off brick is slow, expensive and tends to damage the brick face and the joints, so the result is usually worse than what you started with. The practical answer is to accept the painted finish and use a product that gives you the longest possible cycle.
There is a dark band along the top of our outside wall. Is that damp?
Very likely, and it usually traces back to the gutter above it. A gutter that overflows in heavy rain sends water straight down the top of the wall, and over a couple of winters that shows as staining and eventually as failing paint. Clearing and repairing the gutter has to happen before the wall is repainted or the same band comes back.
Should the ceilings be done at the same time as the walls?
If they need it, yes - it is considerably cheaper while the team, the drop sheets and the ladders are already in the house. Hairline cracks and separated cornices are common in homes of this age and are quick to fill as part of an interior job.
How long does a full interior repaint take on a house this size?
For a typical three or four bedroom Meadowridge home, usually four to seven working days depending on how much filling and crack repair is needed and whether ceilings are included. We will give you a day count in the quote rather than an open-ended timeline.
