Wynberg Is Really Three Different Painting Jobs

Very little about Wynberg is uniform. Chelsea Village and the streets around Wynberg Village are full of Victorian and Edwardian cottages with lime plaster, timber sash windows and corrugated roofs. A few hundred metres away you have blocks of flats under body corporate management, and along Main Road there is a strip of shops and offices that need painting done outside trading hours.

Those three jobs need different products, different scheduling and different quotes. The heritage cottages are the ones most often got wrong. Solid lime-plastered walls with no cavity and no damp course need a breathable paint system so moisture can move out through the wall. Seal that wall with a modern plastic-feel coating and the trapped moisture pushes the film off in sheets, usually starting about a metre up from the skirting.

The flats and complexes are a different discipline again - phased access, colour approval by the trustees, and a schedule that keeps residents able to use their front doors. We are set up for both, and we quote them differently because they are genuinely different pieces of work.

Before You Repaint an Older Wynberg Property

  • Establish whether the property falls under a heritage overlay before you choose a colour. Some changes need approval and finding out afterwards is expensive
  • Use a breathable mineral or silicate-based system on original lime plaster rather than a standard acrylic
  • Deal with rising damp properly. Bubbling paint low on an internal wall of a Victorian cottage is almost never a paint problem
  • Have sash windows checked for rot at the bottom rails before painting. Filling and painting over soft timber buys one season

Our cottage keeps blistering above the skirting. Is it the paint?
Almost certainly not. That pattern - blistering and salt staining in a band roughly a metre up an internal wall - is the signature of rising damp in an older solid-walled property with no effective damp course. Repainting will look fine for a few months and then do exactly the same thing. The wall needs to be diagnosed and treated first, and then finished with a breathable system that lets the remaining moisture out.
Do we need approval before repainting a heritage property?
It depends on the property and what you are changing. Structures over sixty years old are protected under national heritage legislation, and some Wynberg streets carry additional conservation status. A like-for-like repaint is usually straightforward, but a significant colour change on a listed facade may not be. We will tell you when we think you should check before we start.
Can you paint a block of flats without shutting off access?

Is it worth painting over old corrugated iron or should it be replaced?
If the sheets are sound and the rust is surface-level, treating and coating is far cheaper than replacement and will give you years. If the rust has gone through in places or the fixings are pulling out, patching it with paint is a false economy and we will say so.
