Painting a Home in Tokai

Most of Tokai was built between the 1970s and the 1990s, which gives the suburb a fairly consistent housing stock: substantial family homes, plenty of face brick and plaster in combination, tiled pitched roofs and generous garden frontage. Our exterior has been painted several times. Does it all have to come off?
Rarely all of it. We test panel by panel - sound, well-adhered coating can be washed, dulled and overcoated, while sections that lift under a scraper come back to a firm edge. On a typical Tokai home built in the eighties we might strip a third of the exterior and overcoat the rest. Stripping everything would push the price up considerably for no real gain on the sound areas.
Can painted face brick be taken back to bare brick?
Not economically, and usually not cleanly. Chemical stripping and blasting both risk damaging the brick face and the mortar joints, and the result is often patchy. Once face brick has been painted the practical route is to keep it painted and choose a quality product so the cycle is as long as possible.
How long will an exterior repaint last here?
On properly prepared plaster with a good product, five to seven years is realistic. South-facing walls and anything under the tree line will need attention sooner. Roofs generally run a longer cycle than walls, so the two do not always need doing in the same year.

Do you clear the pine needles out of the gutters as part of roof work?
Yes, on any roof job. Gutters full of needles hold water against the fascia and the top course of the wall, and painting a roof without clearing them means the new coating is working against standing debris from day one.
